Homebuyers

Buying your own home is an important step for many people. Homeownership has many well-known benefits, including wealth generation and financial security. But with home prices on the rise as they are, owning a home is becoming increasingly out-of-reach. That’s where we come in.

Is Homeownership Right for You?

Homeownership isn’t for everyone, and that’s okay. But if you feel ready to own your own home, there are a few things you will need.

Do you have a steady monthly income that can cover a mortgage, tax and insurance payments?

You will need to be able to cover your monthly payments for your mortgage, taxes and insurance. You can expect your monthly payments to be around $1,200.

Is your credit score 620 or higher?

Our approved lenders require a credit score of a minimum of 620, however, if your credit score is below this, we can recommend credit counseling services to help increase your score and prepare for homeownership.

Is MWCLT the Right Program for You?

Buying a Maggie Walker CLT home is different from traditional homebuying in several key ways. Most importantly, we do not sell our homes on the market; our homes are targeted and reserved for those with lower incomes and assets. This means that in order to apply for a home with us, you must first make sure you meet our requirements.

The most important requirement for you to meet is our maximum income limit. If the annual gross income (before taxes) of your household exceeds the amount listed below for your household size, you are not eligible for MWCLT homeownership.

Household Size 80% AMI Income Limit 2024
1 person $61,800
2 people $70,600
3 people $79,450
4 people $88,250
5 people $95,350
